Bays Architectural Ltd is a one-stop service. We are there all the way from when you are ready to build to working with you on design, overseeing construction, obtaining your certificate of compliance right through to handing over the keys.
Project Feasibility Study
This is usually done for a development site. It requires information to be gathered on the property, such as the property file and relevant covenants on the title. After discussion with you about your wants and requirements, we prepare a proposal showing the type and style of building and an initial cost structure for the whole project.
Concept Designs
Concept Design is the first stage of the design process, where you tell us your wants and needs for your development. You tell us “I’ve always wanted…” and we work to incorporate this into the design.
Site Analysis & Pre Purchase Advice
We look at the site and advise on what can be done, either with an existing house, or the type of building that will suit the vacant site.
Developed Design
Once you have found and agreed on a concept you like, we develop the design further in preparation for consent drawings. It is here that we confirm with you the materials and finishes you wish to use. Concept and Developed Design usually coincide together.
Working Drawings
From the Developed Design we progress to the Working Drawings (plans). These plans along with further documentation is what makes up consent documentation which is required for tender or resource consent, and we do it for you if required.
Computer Modelling & Rendering
A 3D image that allows you to virtually walk through your building. This can include furniture, fittings, and life like figures. The rendering applies colour and texture to surfaces so you can virtually see what your new build will look like.
Resource Consents
If resource consent is required, we will prepare the plans and the Assessment of Environmental Effects (AEE). We will lodge and represent you throughout the consent process. We may advise you hire a Town Planner to prepare the AEE, depending on the scope of the consent. Other consultants, such as an arborist may be required depending on the project. We will advise you on this and any other matters.
Building Consents
We prepare, lodge and act as your representative through the building consent process. We will advise if your project will require a report from external consultants and assist with any building consent matters on your behalf.
Sub Division Consents
Our experience with sub divisions, together with our design capability, enables us to help you make an informed decision on a piece of land you may wish to sub divide.
Project Management & Administration
We obtain all material, sub contract and supplier prices, formulate the budget, appoint (with your approval) all suppliers and sub contractors and set an agreed program. We regularly check on site for accuracy, quality and to ensure all inspections are carried out. We ensure a Code of Compliance is obtained upon completion of the job. You can trust us, as your representative, throughout the entire job.
Insurance Remediation
Where a building is damaged by fire, flood, storm damage or vehicle impact, we will complete the consent drawings so construction can start as soon as possible to rebuild your home.
Architectural Observation
This service allows us to observe that the building is built as the plans show. We can if necessary, stop the job to ensure the work is done properly.
