Our Projects

At Bays Architectural Ltd we have the skills and experience to undertake a wide range of design and building projects. Our slogan “Concept to Completion” means we can act as a single point of contact, a one-stop shop, for our clients no matter how big their project.

We undertake it all from simple projects such as a new deck or extension, through fixing leaky homes to completing new designs, personally tailored to meet our client’s lifestyle needs. We also undertake commercial assignments.

Cara's Deck

Our client Cara was looking to create more outdoor living space and make use of the undeveloped area under her home. This project involved changing the existing consented plans done by others as well as securing the labour and materials to complete the project. This was a true “Concept to Completion” project. Along the way the Bays team found that the sewer line and storm water were not in place as shown on the original plan so this meant a change to the foundation line.

The result, a happy client is looking forward to sunny summer days lounging on their new, expansive deck. Cara explained -

“I engaged Maurice Buckley of Bays Architecture Ltd to build steps and a deck at my Browns Bay property. I had architectural drawings but could not find a builder as the steps put the job out of scope for deck builders and the job was too small for most builders to want to take on. Maurice took on the job and dealt with all the hassles with absolute aplomb. It was an unfortunately drawn out process being around the time of the Super City amalgamation which made getting anything out of Council very difficult.

Maurice was able to keep things moving forward, amended the plans to better suit the property, guided me through the Council’s paperwork, and dealt with issues in the build (such as hitting drainage that was incorrectly marked on the plans!). He was utterly unflappable, ready with a solid solution and open to questions at all times. The result is an outdoor entertainment space that everyone admires and we adore – all the building pains are long forgotten and it’s better than we could have ever expected thanks to Maurice!”

A Leaky Home Fixed

Only 13 years old this monolithic clad Northshore home had a severe leaking problem that required an extensive rebuild.

Leaky houses are caused by a number of factors and this project exhibited most of the following:
  • Untreated timber that was allowed by Government and Council to be used in construction
  • Monolithic cladding, this is sheet cladding directly fixed to timber framing and sprayed over with thick paint, this was called sprayed texture finish, again sanctioned by Government and Councils
  • No eaves on the roof of the house
  • Poor flashings to the window heads, no flashings to the side generally relying on sealant at this junction
  • Decks that were directly fixed to the above cladding allowing ingress of water that once trapped would rot the timber
  • Flat roof structures with parapets and inadequate gutters to cope with the water flow
After completing plans and obtaining the building and resource consent an extensive rebuild was undertaken while the home was protected by scaffolding and shrink wrap. The client continued to live in the home while this work went on around them. The building process ran from mid November 2011 to end of March 2012,

Once we stripped the existing cladding off we were able to see the extent of the damage and proceeded to rectify all issues. We retained the original windows, put new jamb liners on and re sealed all joints which brought the existing windows up to standard.

Once the home was bought up to “new standard” the client sold at a very satisfactory price but prior to the repairs this 13 year old home was virtually unsellable.

A New House On Beach Rd

This new home project was designed for a site on Northshore’s Caster Bay. The site is adjacent to Kennedy Park and looks directly out on to the petanque court. The top part of the house will have a view over the cliff out to Rangitoto and the Hauraki Gulf generally. The clients wanted, to start, a smallish 3-bedroom home on 2 levels that would suit them well into their retirement years.

This grew from the above to a two-stage development with the initial 3-bedroom, 2-storey home turning into something much more. Stage one became a 3-storey, 3-bedroom house complete with a lift to service all floors. The house is sits well into the bank using retaining walls with the top floor adjacent to the top of Kennedy Park. The south and west elevation is dominated by a large, structural steel portal structure which allows for a 2-storey full height light and stairwell.

Stage 2 includes a double garage with a 2-bedroom living area above for clients, relatives and friends who come to visit. A courtyard/living area that will be screened off from the neighbouring houses and will open, when required, to the petanque court, separates stage 2 from stage 1.

During the consent process we assisted with resource consent for the removal of a very large tree that Council had decided should stay as part of the original sub division, this took 5 months to resolve. We then had to resolve some stability issues centered around the entrance to the historical Kennedy Park World War 2 gun emplacements, situated within 10 metres of their property with an underground tunnel heading towards our clients site.

A New Gym For People Who Hate The Gym

Tomfit, the gym for everybody, were expanding fast and needed larger, more comprehensive premises. Gym owner Tommy Hellman had a good idea of what he wanted when creating the perfect environment for his clients and his team of personal trainers.

A large bulk retailer site with Bays Architectural help has been designed to accommodate separate gym activities, a private trainers studio, a large 24/7 DIY facility featuring the very latest equipment along with 808, a dedicated indoor “boot camp” facility designed for group classes. The fit out had to include new toilet and shower facilities, a relaxation zone, offices and a supportive environment to encourage gym users to look on the gym as their other place. In this project as well as the design process and building and resource consents, Bays Architecture Ltd also undertook, via associate company Tawa Construction, the demolition required and construction of the new internal fit-out to ensure the process stayed true to the one stop “Concept to Completion” process.

3 Home Subdivision In Massey

This interesting project was a total “Concept to Completion” project. The client found an interesting North Facing site up a long right of way in Massey, in Auckland’s west. With careful design and planning the site was able to accommodate three dwellings; the client planning to live in one home and sell the other two builds to fund their own home.

Right from the outset the Bays Architecture Ltd team worked with council, we ensured resource and building consents all met councils strict subdivision criteria. The difficult site meant that several expert professionals were involved including a surveyor with good sub division experience, a specialist geo-tech engineer to help with site works and a specialist structural engineer.

We find clients are often surprised at the extensive number of plans and designs that have to be completed ranging from site works and topography through to detailed design’s of the construction process. As this is a current live project we will add pictures and plans as this project progresses.

A Heritage Home Upgraded For The 21st Century

The owners of this lovely old home were subject to a heritage classification that severely restricts what can be done. The clients wanted to add extra space and upgrade their home but due to height to boundary restrictions and neighbour’s concerns relating to shading, this extensive rebuild meant first the house had to be relocated on the large inner city site.

The end result was an updated home more fitting for 21st century living and now good for another 100 years accommodating happy families.
